We love pets — and we appreciate responsible pet owners even more. At At Legacy Rentals, we’re proud to be one of the only rental companies in Richmond, KY with no breed or size restrictions. We don’t require a pet deposit to move in — instead, we simply charge a small pet rent because we believe pets are part of the family.
However, to keep our communities safe, clean, and enjoyable for everyone, we do have a pet policy that all residents must follow.
Pet Policy
At Legacy Rentals, we love pets — and we appreciate responsible pet owners even more. We are proud to be one of the few rental companies in Richmond, KY with no breed or size restrictions. We also do not require a pet deposit to move in. Instead, we charge a small monthly pet rent because we believe pets are part of the household.
To ensure a safe, clean, and enjoyable environment for all residents, the following pet policy applies.
Pet Registration & Pet Rent
All pets must be registered and approved by management before moving in or immediately upon acquiring a pet.
For properties with a monthly rent over $1,000, the following pet rent applies:

$100 per month – first pet

$50 per month – each additional pet
Unregistered or unauthorized pets are considered a lease violation and may result in:

$200 violation fee per unregistered pet

Immediate registration or removal of the pet

Additional fines or lease enforcement actions if necessary
Leash Requirement
Pets must be leashed and under the owner’s control at all times when outside the unit.
Loose or roaming pets are not permitted anywhere on the property.
Violation fee: $100 per incident
Pet Waste Policy
Tenants must immediately clean up all pet waste anywhere on the property.
- Pet waste is considered a health and sanitation hazard.
Violations may result in:

First offense: $75 fine

Second offense: $150 fine

Repeated offenses may result in additional fines or lease enforcement actions.
Management may also charge for professional cleanup services if required.
Aggressive Behavior
Under Kentucky law, pet owners are responsible for any injury or damage caused by their animals.
If a pet:

Bites or injures a person
-
Attacks another animal
-
Displays aggressive or dangerous behavior
Management may require the immediate removal of the pet from the property and the tenant may be responsible for all medical, veterinary, or property damages.
Damage & Odors
Tenants are responsible for any damage caused by pets, including but not limited to:

Flooring, walls, doors, and trim

Landscaping
-
Pet-related odors
-
Flea or pest infestations
Pet-related damages are not considered normal wear and tear and will be charged accordingly.
Noise & Disturbances
Excessive barking, whining, or disruptive behavior that interferes with other residents’ quiet enjoyment is not permitted.
Repeated complaints may result in fines, required pet removal, or lease enforcement actions.
Responsible Pet Ownership
Pets are a privilege, not a right, and we expect all residents to be responsible pet owners so that everyone in the community can enjoy a clean and peaceful environment.
